Noida farmers stop work... AGAIN!!!

Farmers has stopped the work again on the noida expressway eyeing the same old demand of higher and timely compensation works or all the major developers are affected 1-2 days.

Farmers gave 9 days deadline (which started on 11th dec) after which they will be stopping the work on all the project until there demands will met by the authority.

No Space in noida Builders moving to gurgoan

Farmer agitation lead to noida authority giving more land to farmers and hence exhausted of any land available with the authority. What this essentially means is property prices going to rise in noida and that rise will be greater than what we have seen in last few years because demand will continue to grow while supply cease progressively.

Investors who have invested in noida have reached the jackpot in this ideal condition (for them at least). This is probably the best time to buy\book property in noida when rates in sum of the fresh project are still in the range of 3k to 3.5k because builders will start increasing the prices once they'll reach the optimal bookings in the project.

Gurgoan seems to be the biggest beneficary in all this as builders have started moving to ggn for future projects.

One last point, if you are thinking selling your property just hold on if you can because %age returns will increase in the coming years...

Logix Neo World

Logix launched the Neo World in sector 150 on expressway way Noida. It's a cool project with host of facilities like Horse ridding, soccer field, cricket nets, golf etc.

The project has been launched @3250 with 200 off as inaugural discount. And 5% discount is very simple to get however if you bargain smartly you should get more discount.

Location wise project seems to be good however only concern i see is the construction of the project as logix has been rather sluggish in that front  and project of that scale might take forever to complete.

High Court Verdict of Noida and Noida extension

Today is the D-day for the buyers who invested hard earn money to buy there house in the Noida Extension and adjoining Noida area. Almost whole of Noida extension (sector 1-6 of greater noida) and Sectors like 78, 120 (nearby sectors also) are under the hammer in today's verdict. There are good chances that buyers and farmers interest will be kept in mind in the decision.

Why Logix Blossom Green bookings had been closed?

Logix closed the booking for there Blossom Greens project and they are many speculations which are going around creating the confusion all around. Let me try to make things clearer with little knowledge i have gathered of the area:

Speculation 1: They are done with bookings and very little or no flats are available
Not True, if you have little knowledge about the builders and they business you would know that builders sell there project in parts and project is never sold out until and unless every flat is occupied by the end-user.

Speculation 2: Price gonna rise to 3330 like Blossom County
Partially True: Prices is ought to rise given the project booking is going on from last 1-1.5 years. However, the cost rise will be around Rs. 200-250 and its highly unlikely that price would rise by 500-600.


Speculation 3: Project has problems in terms of clearance....
Not True: As most of the banks like HDFC,AXIS,BoB etc are giving loan should clear any doubts about the project. I know Noida extension also had loan from all major providers and it faced the problems like never seen before in India real state market however, the situation is unlikely to repeat itself.

The only reason I see behind the move is Zest sale, i think what Logix is doing is focusing on the sale of Zest project which is next to Greens and hardly sold any units till now. I think even if greens is opened again its rate will surely be higher than Zest. Also, one scenario possible is keep selling 3/4bhk in greens and book studio and 2 bhk only in zest.

F1 in trouble?

India has neck for creating the hack of every event they organize at the national or international level. However, this time its not the government but the farmers who are threatening to create problems if there demands are not met before the race.

It will be unfair to say that government is not involved because its no-comment policy on the issue is the biggest issue. If state government would have intervened with the right intentions, the problem could have been solved long back in the Noida-Greater Noida part of NCR.

The farmers here are not the same as agitating in the noida but these are from nearby area of Yamuna Expressway, Greater Noida and Gautam Budha nagar. 

Agitation in Noida Again

Seems like problem for noida is far from over today farmers stop the construction in various sectors like 76-78,120,121 etc because they are demanding the 5% of development land in lieu of land purchased by authority.

Noida Authority gave statement that they are taking to farmers and encouraging them to file the case in Supreme Court with authority providing any assistance required for the same. Seems like authority need to re-process the request for which they need the approval of the court.

With problems like this Noida fate remains undecided.... and with it buyers are caught right between it.

Allahabad Court Case for Noida Extension

For last today High Court is hearing the Noida Extension Land Acquisition case and today it will continue to do so. However,  today can be verdict day. Most of the petitioners have already signed the agreement with Greater Noida Authority with only around the 30 left which constitute >40% of petitioners.

Court has given every stakeholder a chance to put his  side before the court which includes farmers, builders, buyers, authority and govt.

Lets hope buyers don't get burdened and farmers will get there due.

Noida Extension fate undecided as farmers back out

Yesterday, cabinet approved the Land Acquisition Bill(LAB) and today it will be presented in the LS. While lot of political and industrial debate has already started on it, also it brings the fate of home owners, workers, builders and lastly the authority in the standstill.

Following the LAB farmers has refused stay abide to agreement made in Patwari village. So no matter what happens going forward. One thing is for sure wait for the Home Owners  in Noida extension will be long and frustrating.

Logix revising rates

It seems Logix has stopped taking booking for any flat before the price revision. Their are rumors in the market about the expected price. The last selling price for County, Greens and Zest were 3330, 2890 and 2890 respectively. The expected hike will be anything between 3500-4600 as per rumors.

My take is the expected rise should be around 500 for County. 200-300 for Green and Zest. However, I am no expert and might be proved wrong. :) .
